The right answer for most Long Island homes, and what nine out of ten roofs here already are. We install GAF architectural shingles with a high-wind nailing pattern, upgraded starter course, and balanced intake and exhaust ventilation. Specified that way, this is the system that carries fifty transferable years.
Common through Huntington, Northport, and out east, and unforgiving when installed wrong. Cedar has to breathe from underneath or it cups, splits, and releases its own fasteners. We install over a ventilated underlayment with stainless nails, so the shakes outlast the metal holding them down.
Aluminum standing seam, which is what we recommend within about a mile of open water. Salt air attacks steel fasteners and coatings long before the panels themselves wear out, so the roof fails at its weakest metal. Aluminum sidesteps that, and carries fifty years on material.
The roof goes on first. Mounting an array onto decking with eight years left is how homeowners end up paying twice, once to remove the system and again to reinstall it. We handle the roof, the mounts, and the flashing at every penetration, which is where solar actually leaks.
Nearly every Long Island house has a low-slope section somewhere. A dormer, a porch roof, a rear extension where shingles were never appropriate and have been quietly failing for years. We install GAF Liberty on residential work and Carlisle TPO or EPDM on commercial. Ponding water is a pitch problem, not a patching problem.
Garden City, Great Neck, Roslyn and Forest Hills Gardens still hold a lot of original slate, and most of it is repairable. Before anyone quotes a tear-off, the decking, flashing, and slate hooks need looking at. A slate roof condemned early is usually a sales decision, not a structural one.

We start in the attic rather than on the shingles, because decking condition, ventilation, and daylight through the sheathing tell you far more about a roof’s remaining life than the surface does.

Original shingles had lost most of their granules and the ridge was opening up. Full tear-off, decking checked sheet by sheet, and architectural shingle with a new ridge vent.

Cost is driven by roof area in squares, how many existing layers come off, pitch, how much decking is rotted underneath, and the permit fee for your jurisdiction. A Levittown cape and a steep Garden City colonial of similar square footage are not similar jobs. Anyone giving you a firm number over the phone has not seen the four things that decide it
Usually one of four reasons, and they are worth asking about directly. The cheap quote is going over your existing shingles instead of tearing off. It is skipping the permit. It is priced without proper ventilation or ice and water shield. Or the plywood is not priced and gets added mid-job. Ask every contractor to break out those four items and the quotes stop looking so different.
Ask for three things and watch how fast they arrive. A current certificate of insurance with your name added as certificate holder, which should reach you the same day. Their license, which you can verify with the county. And any manufacturer certification, which is searchable on the manufacturer’s own site rather than taken from a footer badge. Ours is on GAF.com. A contractor who hesitates on any of the three has told you something.
Usually yes for a full tear-off, and who issues it depends on your exact address rather than your mailing town. Nassau alone contains 2 cities, 3 towns and 64 incorporated villages, each with its own building department. Suffolk has ten towns plus its own villages. Queens files with the NYC Department of Buildings instead. We identify the right authority, pull the permit and close the inspection as part of the job.
Depends on the roof’s age and the damage. Sudden storm damage, like wind tearing shingles off, is generally what carriers consider. Wear and gradual deterioration are not, and damage on a roof already near the end of its life is frequently denied as wear. Being straight: a denied claim still sits on your record. We document everything before anything is touched and tell you honestly whether filing is worth it.
Most of Nassau, western Suffolk and southeast Queens are short runs. The East End is scheduled onto route days so you get a real date instead of a maybe. Active leaks are the exception everywhere and get handled the day you call.
It can be either, which is why the test is how it was priced rather than whether it was mentioned. Nobody knows the decking condition until the old roof is off, so the per-sheet rate should be agreed in writing before the job starts, not quoted while your roof sits open. Ask for the rate upfront and photographs of every sheet replaced. Both are reasonable requests and both are easy to refuse.
